Terms of service

1. Who we are

Keyhunt is a service of Keyhunt (a sole proprietorship), with its registered office at Schoenmakerstraat 22, Eindhoven, registered with the Dutch Chamber of Commerce under number 81452632, VAT id NL003565984B25. You can reach us at hello@keyhunt.nl.

2. Definitions

In these terms we mean by:

• Keyhunt: the service and the company offering it, as described above;
• the service: monitoring public rental sites and sending alerts based on your search profile, via keyhunt.nl and app.keyhunt.nl;
• you (user): the natural person who creates an account or uses the service;
• search profile: the search criteria (such as city, price, floor area and number of rooms) you set in your account;
• alert: a message (push or email) you receive when a listing matches your search profile;
• Premium: the paid tier of the service;
• source: an external rental site whose public listings we monitor.

3. Applicability

These terms apply to every use of Keyhunt and to every agreement you enter into with us. Deviations only apply when we have confirmed them in writing.

If a provision turns out to be invalid or unenforceable, the remaining provisions stay fully in force and we replace the invalid provision with a valid one that comes as close as possible to its intent.

4. The service

Keyhunt monitors hundreds of public Dutch rental sites and sends you an alert as soon as a new listing matches your search profile. We deliver a best-effort obligation, not a guaranteed result: we do our utmost to monitor sources continuously and quickly, but we do not guarantee that we see every listing, that every alert is error-free or that you will find a home through Keyhunt.

Sources can change their site, be temporarily unreachable or block us. Coverage per source can vary as a result. We monitor this continuously and restore interruptions as quickly as possible.

5. Sources and listings

Keyhunt is not affiliated with the rental sites we monitor and does not act as a rental agent. Listings remain the property of their source: we show a summary and always link to the original listing. Applying for a home happens at the source itself.

The information in a listing comes from the source. We are not responsible for its accuracy, completeness or availability, nor for what happens between you and a landlord or agent after you respond.

6. Your account

To receive alerts you create an account with a valid email address. You are responsible for keeping your login details secret and for what happens through your account. Your account is personal and meant for your own housing search; one account per person.

You must be 16 or older to use Keyhunt. If you notice someone else has access to your account, let us know immediately via hello@keyhunt.nl.

7. Free and Premium

Every plan searches all of our sources. The difference is speed and extras:

• Free: one search profile and a summary every morning at 08:00 with the previous day’s matches;
• Premium: alerts within a minute of publication, multiple search profiles, extra filters and a search buddy who watches along with you.

We develop the service continuously, so features may change over time. Article 13 describes what applies when we change something material.

8. Prices and payment

You buy Premium as a one-time package: you pay once, up front, for a fixed period, and it ends automatically. No subscription, no automatic renewal, nothing to cancel. The current packages and prices are on the pricing page; all prices are in euros and include VAT.

Payment runs through our payment provider Mollie (including iDEAL). A price change never applies to a period you have already bought.

9. Cooling-off and money-back guarantee

Premium starts immediately after your payment; by buying you agree to immediate delivery. On top of that our own guarantee applies, which is broader than the statutory cooling-off period: if you are not happy within 14 days of purchase, for whatever reason, email hello@keyhunt.nl and you get the full amount back.

We refund the amount within 14 days of your request via the payment method you paid with.

10. Inviting friends

With your personal invite code, friends get 25% off their first Premium purchase and you get one free month of Premium for each friend who pays. If your friend claims their money back within the 14-day cooling-off period, your free month lapses too.

The invite programme is meant for real friends and acquaintances. In case of abuse (for example fake accounts or publicly spreading your code as a discount code), we may void earned credit and close the programme for you.

11. Search buddy

As a Premium user you can add a search buddy: someone who also receives your alerts, for example a partner, parent or friend. Only invite someone who has given you permission to do so. Your buddy first receives an invitation, and only after their confirmation do we copy them on alerts; your buddy can unsubscribe at any time via the link in every email.

12. Fair use

You may not:

• read out Keyhunt in an automated way, or harvest, resell or republish data from the service;
• commercially redistribute the service, for example by reselling alerts;
• disrupt the operation of the service or circumvent its security measures;
• share an account with others outside the search buddy feature.

On violation we may warn, restrict or close your account. In cases of serious abuse this can happen without warning and without a refund.

13. Availability and changes to the service

We aim for high availability, but do not guarantee that the service always works without interruptions or errors. Maintenance, outages at sources or our suppliers, and force majeure can temporarily limit the service.

We may adapt and improve the service. If a material Premium feature disappears during a period you bought, or we discontinue the service entirely, you get the unused part of your purchase back pro rata.

14. Intellectual property

All rights to the software, the Keyhunt name, the design and the content of our own pages belong to Keyhunt. Listings and their content remain the property of their source. You receive a personal, non-transferable right to use the service for your own housing search.

15. Liability

Keyhunt is only liable for direct damage resulting from a shortcoming attributable to us. Our total liability is limited to the amount you paid Keyhunt in the 12 months preceding the event, or to €50 if you only use the free plan.

We are not liable for indirect damage (such as missed homes, lost rental contracts or lost time), for errors in listings from sources, or for the actions of landlords and agents. Nothing in this article limits our liability in case of intent or deliberate recklessness, or rights you have as a consumer under mandatory law.

16. Privacy

How we handle your personal data is set out in our privacy policy. In short: we process only what is needed to deliver the service, we never sell data and you can always delete your account.

17. Changes to these terms

We may change these terms, for example for new features or changed legislation. We announce material changes at least 30 days in advance by email or in the app. If you do not agree with a change, you can end your account before the change takes effect; if you keep using the service afterwards, the new terms apply.

18. Termination

You can delete your account at any time by emailing us. A running Premium period then expires without a refund, except in the cases described in articles 9 and 13. We may terminate the agreement if you breach these terms (article 12) or if we discontinue the service (article 13).

19. Complaints, governing law and disputes

If you have a complaint, email hello@keyhunt.nl. We confirm your complaint within a few days and respond substantively within 14 days. If we cannot work it out together, as a consumer you can also turn to the European ODR platform via ec.europa.eu/consumers/odr.

Dutch law applies to these terms and to every agreement with Keyhunt. Disputes are submitted to the competent Dutch court; as a consumer you keep the protection of mandatory law.
